Lakeview waterfront area redevelopment

Lakeview Village project

Lakeview Village is a 177-acre site on Mississauga’s eastern waterfront designed to be a mixed-use community.

The redevelopment project aims to transform the former Lakeview Power Generating Station site into a vibrant, sustainable and interconnected neighbourhood. It is set to result in:

  • A total of 16,000 residential units, including 1,200 affordable or attainable units (shared equity mortgage units and limited number of market rental units)
  • Over 45 acres of parkland and six parks with natural heritage features that help maintain the ecosystem and provide clean air and water to residents
  • An extension of the Trans Canada Trail through the Lakeview Village Waterfront Park system, providing key trail connections to parks within Lakeview Village (funded by a $17 million investment from the National Active Transportation Fund)
  • An iconic pier that will be the longest on Canada’s great lakes and a year-round destination for locals and visitors
  • More than 1.5 million square feet of employment space in the area’s Innovation Corridor for 9,000 jobs in research and development of innovative solutions
  • New local jobs in construction and system operations
  • Decreased greenhouse gas emissions

Project owner and partners

Lakeview Community Partners Limited (LCPL) purchased the project site from Ontario Power Generation in 2017. Since then, LCPL has worked with the City to develop the Lakeview Village development master plan, which sets the project framework.

Project partners include TACC Construction Limited, Greenpark Group, CCI Development Group, Branthaven and Argo Development Corporation.

Construction updates

  • Construction is underway on site services for the entire project site, including building infrastructure for water, sanitary and hydro services, storm drainage, asphalt and other road works.
  • On October 7, 2024, Tridel and LCPL launched construction for the community’s first residential building called Harbourwalk.
  • Crews are starting foundation and construction work on the district energy operations centre and installing piping network and service connections to all development blocks.

Lakeview Village development master plan

The Lakeview Village master plan maps out how the City and Lakeview Community Partners Ltd. (LCPL) would develop Lakeview Village. The plan was endorsed by Council on November 6, 2019.

May 2024

  • City Council approved a by-law to authorize a subdivision agreement between the City of Mississauga and Lakeview Community Partners Ltd. (LCPL), which allows construction of new homes at the 177-acre Lakeview Village development to begin.
  • City Council approved a by-law to execute a community benefits agreement with LCPL. Under the agreement, LCPL will provide the City with $14-milion contribution to be used for the Lakeview Pier and other cultural amenities.

Lakeview Waterfront policies

On August 1, 2018, City Council enacted By-law 0169-2018. The by-law was enacted after the Planning and Development Committee’s approval of the Lakeview Waterfront Major Node Character Area Policies.

On June 25, 2018, staff presented the Lakeview Waterfront corporate report to the Planning and Development Committee. The report contains policy recommendations.

Lakeview Watefront major node policies

Staff presented several reports and proposed policies to support the implementation of the Inspiration Lakeview Master Plan.

  • The City begins lading the Access to the Western Pier Study to investigate the provision of public access to the Western Pier in advance of full site redevelopment.
  • The City begins the Innovation Corridor Feasibility Study.
