Apply for a short-term rental accommodation licence

We’ll begin accepting in-person and mailed applications at our new location from April 7 onwards.

To rent your home as a short-term rental in Mississauga, you must have a licence from the City.

A primary residence is the dwelling unit where you live for most of the year. You receive utility bills or tax documents at this address.

A short-term rental is when you rent out all or part of your primary residence for no more than 30 days in a row, up to a total of 180 days a year.

Your licence expires one calendar year from the date it’s issued. You must renew it when it expires before you continue to operate or advertise your short-term rental. We recommend you start the renewal process three months before your licence expires. It can take up to a month to complete the renewal process.

Requirements, fees and fines

To apply for the licence, you must provide the following documents:

  • Proof you’re 18 years or older, such as a birth certificate, valid driver’s licence or valid passport.
  • Proof that the rental is your principal residence, such as utility bills or tax documents issued within the last 12 months.
  • Valid Level 1 Criminal Record Check (CRC) issued in the last 60 days by Peel Regional Police only.
    • The City only accepts CRCs done by Peel Regional Police. Third party checks are not accepted. This includes CRCs from the OPP (Ontario Provincial Police) or the RCMP (Royal Canadian Mounted Police).
    • Consider applying for the criminal record check online, as it may take at least six weeks to obtain a criminal record check.
  • Proof of commercial general liability insurance with a per occurrence limit of at least $2 million. This could be a letter from your insurance company or a copy of your insurance policy. The City must be included as an additional insured under this policy but only with respect to the operations of the short-term rental accommodation.
  • Emergency contact information for the short-term rental.
  • Proof of the condominium board’s permission, if you live in a condo unit.

If you are a tenant renting your primary residence, you also need to:

  • Provide proof the home or condo owner has authorized you to operate a short-term rental.
  • Meet your responsibilities under the Residential Tenancies Act and your lease agreement.

After you have applied and met the conditions to rent your home, you need to pass an inspection. Once you’ve passed the inspection, we’ll email you to pay your licence fee and download your licence.

Licence fees and fines

The licence fee is $283 per year, and fees are subject to change.

No HST is charged on business licence fees.

If you operate without a licence, you may be fined up to $100,000, as per the Short-Term Rental Accommodation Licensing By-law.

To apply or renew in person

  1. Complete the short-term accommodation licence application.
  2. Book an appointment to visit the Licensing, Permits and Regulatory Services office at 950 Burnhamthorpe Road West.
  3. Bring your application and supporting documents to your appointment. We’ll schedule an inspection of your rental.
  4. A municipal by-law enforcement officer will visit and inspect the rental to make sure it meets all City standards.
  5. If your short-term rental is compliant, pay the licence fee.
